About this project
This project involved converting a former disused quarry into a fully functional commercial space while addressing complex site conditions and evolving tenant needs. The site’s unstable ground conditions, tight boundary constraints, and infrastructure requirements demanded careful planning and innovative engineering solutions. We successfully delivered a high-specification commercial space that met both landlord and tenant requirements, ensuring structural stability, efficient space utilisation, and modern facilities. The project was completed on time and to a high standard, providing the tenant with a fully functional and adaptable space ready for occupation in January 2025. The site’s former use as a quarry left unstable ground, requiring extensive piling and stabilisation; over 400 piles were installed and capped, ensuring a solid foundation without delaying the schedule. Throughout the project, the tenant’s needs evolved, requiring additional features such as EV charging bays, a bike shed, and redesigned office layouts—these were seamlessly integrated into the programme without disrupting timelines. The close proximity to neighbouring buildings also required careful planning of underground services and external works to avoid disruptions while maximising space efficiency.
